Internal finishes is a measure and a schedule job. The areas come off the drawings, but the rates come off the finishes schedule, and the same room can carry a budget emulsion or a high-end wall covering, a vinyl floor or a stone tile. We measure the wall, floor and ceiling areas and apply the specified finish to each, so the price reflects the schedule rather than a flat rate per room.
Preparation is the line that gets squeezed and the one that decides the finish. Filling, sanding, sealing, priming and the number of coats all sit under the visible finish, and a poor existing surface on a refurbishment can carry more prep than the topcoat itself. We allow for the prep properly, because a finish quoted on coats alone will overrun the moment the walls need making good.
Tiling, flooring and ceilings each carry their own quirks. Tiling depends on the tile size, the setting out and any waterproofing in wet areas, flooring depends on the screed or subfloor being right and the finish chosen, and suspended ceilings and partitions are a different trade measured by the square metre with their grid and framing. We separate these elements so the estimate is clear and so you can see exactly what each finish costs.

Finish specification
The schedule drives the rate. Budget emulsion, premium paint, vinyl flooring and natural stone tiling are very different prices for the same area.
Preparation and making good
Filling, sanding, sealing and the number of coats sit under every finish, and a poor existing surface on a refurbishment can carry as much labour as the finish itself.
Tiling complexity
Tile size, pattern, setting out and waterproofing to wet areas all change the rate. Large format and natural stone tiles are slower and more wasteful than standard ceramics.
Subfloor condition
Flooring needs a sound, level base. Latex levelling, damp-proofing and making good the screed add cost before the finish goes down.
Ceilings and partitions
Suspended ceilings and stud partitions are measured by the square metre with their grid, framing and boarding, and acoustic or fire-rated systems cost more.
Programme and protection
Finishes go in late and must be protected, and a tight programme or phased handover can add labour for protecting and re-cleaning completed areas.
