Schedule of Works
Definition
A schedule of works is a written, room-by-room or task-by-task list of everything that needs doing on a job. Unlike a bill of quantities it is description led rather than fully measured, so it suits refurbishment and smaller works. Each item is priced as a lump sum or with simple quantities. It tells everyone exactly what is in scope.
A schedule of works sets out the tasks in plain language, often grouped by room or area, for example strip out the bathroom, chase walls for new services, plaster and make good. It is ideal where drawings alone do not capture the work, such as alterations and repairs.
Contractors price each item, which gives the client a clear breakdown without the detail of a full measured bill. It works well on extensions, conversions and refurbishment where the scope is more about what to do than precise quantities.
