How this estimate is worked out

The calculator takes your internal floor area and multiplies it by a cost per square metre band for your chosen build quality. Standard reflects a sensible developer specification, good reflects a quality private build, and premium reflects high end finishes and detailing.

It then applies a small adjustment for the number of storeys. A single storey home spreads its roof and foundations over less floor area, so the cost per square metre is a touch higher, while taller builds add some structural and access complexity.

Everything is shown ex VAT and excludes the plot, professional fees, planning costs and any abnormal groundworks. It is a starting point for budgeting, not a figure to build against.

What drives the cost

Specification and finishes

Kitchens, bathrooms, flooring, joinery and glazing move the price more than almost anything. The gap between a standard and a premium fit out is large.

Groundworks and site conditions

Poor ground, sloping sites, trees, drainage runs and access all add cost before you are out of the ground. These are rarely visible from a floor area alone.

Shape and complexity

A simple rectangular footprint is cheaper per square metre than a complex plan with lots of corners, rooflines and structural openings.

Location and labour rates

Labour and material rates vary across the UK. Builds in and around London and the South East usually sit at the higher end of the band.
