The calculator starts with your plan area, which is the footprint the roof covers when viewed from above. It then applies a pitch factor, because a sloping roof has more actual surface area than its footprint. The steeper the pitch, the bigger that difference.
It multiplies the resulting roof area by a supply and fit rate for your chosen covering, from concrete tile at the lower end up to natural slate at the top. Flat roof membranes are priced on the plan area directly.
The rate covers the covering, battens and membrane only. It is ex VAT and excludes the roof structure, scaffolding, leadwork, guttering and any repairs found once the old roof is stripped.
What drives the cost
Covering material
Natural slate costs two to three times more than concrete tile per square metre. The material choice is the single biggest driver of a roof price.
Pitch and roof area
A steeper pitch means more actual roof area to cover for the same footprint, and harder, slower work, both of which add cost.
Scaffolding and access
Almost every roof job needs scaffold. Height, layout and access can make this a significant line in its own right.
Detailing and leadwork
Valleys, hips, ridges, verges, chimneys and flashings all add labour and material beyond the plain run of covering.
