Plumbing and heating splits into the heat source, the distribution and the outlets, and each needs its own measure. The boiler or heat pump, the cylinder and controls are counted items, the pipework is measured by the metre, and the radiators, underfloor loops and sanitary fittings are counted point by point. We build the estimate from these parts so it reflects the real system on the drawings rather than a rate per bathroom.
First fix pipework is the hidden labour. Running hot and cold services, heating flow and return, and waste pipes through floors and walls before they close up takes time, and the pipe material, copper, plastic push-fit or press-fit, changes both the rate and the speed. We measure the runs and price the first fix properly, because it is the part that gets squeezed when people quote off the fittings alone.
The heat source and the outlets are where the money sits. A combi boiler, a system boiler with a cylinder, or an air source heat pump with a buffer are very different prices and very different installs, and underfloor heating with manifolds is a separate job to radiators. Sanitaryware ranges from builders' basic to high-end, so we price the specified fittings or carry a clear prime cost allowance, and we flag where a gas safe or commissioning requirement needs to be in the programme.

Heat source type
A combi boiler, a system boiler with a cylinder and an air source heat pump are very different costs in both kit and labour. The heating strategy sets the base price of the whole job.
Radiators versus underfloor heating
Underfloor heating with manifolds, screed considerations and controls is a bigger install than hanging radiators. The emitter choice changes the first fix and the commissioning.
Pipework runs and material
The length of the pipe runs and whether they are copper, plastic or press-fit drive the first fix labour. Long runs and awkward routes through an existing building cost more.
Sanitaryware specification
Sanitaryware ranges from basic to premium, and the fittings, brassware and shower valves can move the price more than the labour to install them.
Number of bathrooms and outlets
Each bathroom, en-suite, cloakroom and utility adds outlets, waste runs and fittings. The count of wet rooms drives both labour and materials.
Controls and commissioning
Zoning, smart controls, balancing and the gas or heat pump commissioning all take time and skill, and are required to hand the system over working correctly.
