The calculator multiplies the area to be covered by a rate per square metre for the type of work. A skim is a thin finishing coat over plasterboard or sound existing plaster, so the rate is lower. A float and set is a full two coat plaster onto bare brick or block, which uses more material and labour.
Small jobs carry a minimum charge, because a plasterer still needs to turn up, set out, mix and clean down regardless of how little wall there is. The calculator applies a sensible minimum so very small areas do not look unrealistically cheap.
Rates are ex VAT and assume reasonable access and surfaces in sound condition. Extensive preparation, cornicing, rendering or working at height would add cost.
What drives the cost
Skim versus float and set
A full two coat float and set onto bare masonry costs roughly twice as much per square metre as a skim over plasterboard.
Preparation and condition
Hacking off old plaster, treating damp, filling and bonding poor surfaces all add labour before any finishing coat goes on.
Access and height
Ceilings, stairwells and high walls are slower and may need towers or scaffold, which pushes the rate up.
Job size
Larger areas are more efficient per square metre, while small patch jobs are dominated by setup time and the minimum charge.
