Trade Estimating
Kitchen and bathroom fit-out estimates that catch every trade
We price units, worktops, sanitaryware, tiling and the trades behind them so you can quote kitchen and bathroom fit-outs without gaps.
In short
A kitchen and bathroom fit-out estimate prices the units, worktops, appliances and sanitaryware plus the plumbing, electrics, tiling and decoration behind them.
We take off the units and fittings from your layouts and price the supporting trades, then apply current UK fit-out rates.
You get an itemised estimate branded as your own, with the supply items and the labour from each trade clearly set out.
Who it's for
Fit-out contractors, kitchen and bathroom installers, and developers pricing kitchens and bathrooms across a scheme.
Kitchen and bathroom fit-out is really several trades in a small room, and the gaps between them are where money is lost. A kitchen is units, worktops and appliances, but it is also the plumbing for the sink and any boiler, the electrics for sockets, lights and the cooker, the tiling, the flooring and the making good. We price the supply items and every supporting trade so nothing falls down the gap between the joiner and the electrician.
The supply items can swing the price more than the labour. Units range from flat-pack to bespoke, worktops from laminate to stone and quartz, and sanitaryware and brassware from builders' basic to designer. We price the specified items or carry clear prime cost allowances for them, so the labour stays firm while the client makes their choices, and you are not exposed if they upgrade the worktop late.
Sequence and the wet trades drive the programme and the risk. Bathrooms need the first fix plumbing and electrics right before tiling, tanking to wet areas, and careful setting out, and a kitchen needs the services in the right places before the units land. We set the work out by stage and flag where waterproofing, extract ventilation or an appliance specification needs confirming, so the estimate matches how the job actually gets built.
What the estimate includes
What drives the cost
The numbers that move the price on a kitchen and bathroom fit-out job, and the detail we measure to get them right.
Unit and worktop specification
Flat-pack, rigid and bespoke units are very different prices, and a stone or quartz worktop can cost more than the units. The supply spec drives much of the total.
Sanitaryware and brassware
Bathroom fittings range from basic to designer, and the brassware and shower valves often cost more than the labour. The chosen range moves the price significantly.
Supporting trades
The plumbing, electrics, tiling and decoration behind a fit-out are real costs that a units-only price ignores. Several trades visit a single small room.
Tiling and waterproofing
Tile choice, the area tiled and tanking to showers and wet areas all add cost, and large format or natural stone tiling is slower and more wasteful.
Strip-out and making good
Removing the old kitchen or bathroom, capping services and making good walls and floors before the new fit takes time and generates waste.
Layout changes
Moving a sink, soil pipe or radiator means new pipe and cable runs and more making good. Keeping the layout saves far more than the fittings alone.
Common pitfalls we help you avoid
- Pricing units and sanitaryware but forgetting the trades behind them.
- Guessing worktop and appliance cost instead of carrying clear allowances.
- Forgetting tanking and waterproofing to showers and wet areas.
- Missing the strip-out, disposal and making good of the old room.
- Under-allowing for moving services when the layout changes.
