How much does it cost to build a garage in the UK?

As a rough guide, from about £1,000 to £1,500 per square metre ex VAT for a traditional masonry garage. A single garage of around 18 square metres often lands in the region of £18,000 to £27,000, with a detached one at the higher end.

Is a detached garage more expensive than an attached one?

Per square metre, usually yes. A detached garage needs all four of its own walls and a complete roof, whereas an attached garage can share a wall and tie into the house, which saves a little.

Does this include the drive, drainage and VAT?

How this estimate is worked out

The calculator multiplies the garage floor area by a cost per square metre band, using a slightly lower rate for a double garage because the cost is spread over more area. It then applies an uplift for a detached garage, which needs four of its own walls and a complete roof rather than leaning on the house.

The bands assume a traditional masonry garage with a concrete slab, a pitched or flat roof, an up and over or roller door and a basic electrical supply. A simple prefabricated or sectional garage would be cheaper, a fully finished garden room conversion more.

Figures are ex VAT and exclude drainage, drives, foundations on poor ground and any planning or design fees.

Construction type

A masonry garage costs more than a prefabricated sectional one but lasts longer and adds more value. The choice changes the figure significantly.

Doors and electrics

Roller and electric doors, plus lighting, sockets and an EV charger, add cost beyond the basic shell.

Roof and foundations

A pitched, tiled roof costs more than a simple flat roof, and ground conditions affect the slab and foundations.

Drainage and access

Surface water drainage, the drive and access for materials all add to the total, especially on tight or sloping plots.
